Two thresholds separate a damp crawl space from one that is actively rotting. Hold relative humidity under about 60 percent and wood decay fungi do not get established. Hold the moisture content of joists and subfloor under about 20 percent and decay stalls. Where the Water Is Getting In

Four realistic sources, each with its own signature. Sorting them is the whole job, because the fix for surface water does nothing against groundwater.

Roof and surface runoff, the most common source and the one to rule out first. Water appears within an hour of rain starting, enters near a corner or under a downspout, and stops soon after the rain does. Look for silt or leaf debris fanned inward from a vent, a mud line in the vent well, or a stained streak down the inside of the foundation wall. A crawl door set at or below grade acts as a drain inlet, and so does a vent with no well, a settled gap at the top of a block wall, or a cracked mortar joint.

Groundwater and a rising water table. Water arrives late, often 12 to 48 hours after the storm, and rises evenly through the soil rather than pouring in at one point. It peaks in spring and tracks the level of a nearby creek or ditch.

Plumbing and HVAC. Water with no rain in the forecast is not a drainage problem. Clean, sometimes warm water in a defined puddle under a bathroom or kitchen means a supply line, drain, or water heater. Water tracing down a duct in July means the air handler. Test the supply side by shutting every fixture, reading the water meter, waiting an hour, and reading it again.

Joists and subfloor. White, stringy growth along the grain is usually a wood-decay fungus and is more serious than the gray-green surface fuzz of ordinary mold growth after water damage. Cupped or spongy plywood and visible sag between piers point to sustained moisture. Wood does not need to be underwater to rot, only to stay above roughly 20 percent moisture content.

From inside the house you get bouncy floors, hardwood that cups above one bay, doors near an exterior wall that stick seasonally, and cold floors in winter. Downspout extensions. Get roof water 6 to 10 feet from the foundation, farther on the uphill side. Solid pipe beats corrugated tubing, which sags and silts up. Check the discharge point during actual rain.
